A Home warranty is a good thing to consider when looking at a home that hasn't had many update, improvements, or overall maintenance in a while. Home warranties usually will cover the heating and cooling, water heater, electrical, plumbing, kitchen appliances, and some other items. They don’t often cover roofs. While each company covers different items (read the fine print!!!), they usually pick up on the things that home owner insurance does not cover. They will repair or replace the broken item if it was in working order when you bought the house. Typically, the cost around $400—$500 a year with a deductable of $60—$80 a repair. A home inspection can be a good way to determine if the home is a good candidate for a home warranty.
