When you are choosing a home inspector, you should treat it as though you are interviewing them for a job, as this is exactly what you ore doing. As with job interviews, you need to interview several folks and ask discerning questions. Here are some sample questions:

  1. Is the inspector a Certified Building Inspector?
    -Certified by: American Society of Home Inspectors (ASHI), Southern Building Code Congress International (SBCCl)
    - What is their certificate number and the phone number for the organization which certified them.
    - Make certain that they state that they are 'certified" and not simply a "member" there is a big difference.
  2. Is the inspector covered by Errors and Omissions Insurance?
  3. Is the inspector covered by General Liability insurance
  4. Does the inspector have both county and city business license for that particular location?
  5. Does the inspector request your presence during the inspection? It is recommended that you be present.
  6. How long does the inspector take to inspect the property? You should expect them to take an average of three hours for a "normal" house.
  7. Will the inspector give you and your agent a complete written report at the end of the Inspection?
  8. Will the inspector allow additional time for questions and answers at the end of the inspection?
  9. What does the inspector check for? It should be everything visible from the top of the roof to the bottom of the crawl space or basement), as well as, the landscaping and drainage (some will only check four major systems).
  10. What is the cost of the home inspection? Ask if there could be any additional cost. The cost could range anywhere form $170.00 to $500.00+. A quality inspector should range between $250.00 - $400.00 for the average sized home.
  11. Are there any repair estimates available form the inspector? These should be independent estimates and the inspector should not offer to make the repairs themselves (or at least recommend someone else to do the job). For a home inspector to offer to make the repairs themselves is a violation of the American Society of Home inspectors "standards of Practice”.
  12. Does the inspector charge for "Follow Ups”.
     
    If a home inspector answers any of the first four questions and does not offer it in
    writing, you might want to consider going to another inspector. Remember that a home inspector is different from an appraiser. An appraiser is working for the lender to determine the value and general condition of the property, while a home inspector is working for the interest of the purchaser only. They are not concerned with the value of the home, they are there to determine the condition of the home to the greatest extent possible.
